    We do mortgages for contractors all the time, for our little £249 fee.

    Some of our clients have been quoted well over £1,000 by "contractor specialists" for the same Halifax mortgage and they seem surprised when this little provincial Midlands broker can do the same deal for so much less.

    Thats why i said do they have to put up with a brummie accent if they dont get you.

    Pay £250 and you might get a manc but you might get stuck with a brummie. Or if your not around and a receptionist/administrator answers and theyre stuck with someone off the hotel advert allllroit cupcake! I hate that advert.

    Thanks for all the advice guys – much appreciated. Just had an additional question.

    We've been talking with a broker who looks to have got us an AIP, however he seems to be struggling...

    Although I have been a director for 2 years now, our business year runs from July-July. It appears that lenders will only consider 2 complete years (signed & submitted) accounts vs. 2 years worth of accounts. Is that correct?

    If they have an AIP they should be checking the criteria prior to applting for it, not after.

    As has been said in the thread some lenders will accept 1 year. Which lender is the AIP with?
