95% Mortgages

Do they exist for couples where one is on an existing mortgage? Divorced but cannot be removed due to children.

    If your affordability is good enough, you may find a lender willing to accept you for 95% with an existing mortgage/property in the background.

    It's a question of hitting the phone and asking, I'm afraid. You won't qualify for HTB - Mortgage Guarantee, so you'll need a true 95% lender.

    Where would we start? Should we find a broker? See the bank?

    You need to establish which lenders are offering 95% products. A broker will be able to tell you of those paying commission, so you'd need to find out the direct-only lenders from your own research.

    I've tried doing that but all that I seem to come across is HTB ones.
