Credit Reports & when to apply

Hello,
I'll try to give all the detail needed, if you need to know anything else to answer my Qs please let me know...
We are first time buyers looking to purchase a new build with the help to buy, so looking for a 75% LTV mortgage.
How long does it take for changes to be reflected in a credit report...do the lenders get updated information any quicker? and do we have to wait for it to update before applying for a mortgage or can they see things in progress?
Do we apply for a DIP, then look at the new builds, reserve a plot, apply for the full mortgage ...or...
Look at the plots, reserve one, then apply for the mortgage?
My OH is worried that if we look at properties & pay a reservation fee we may not be able to get the mortgage or the amount we need & hence would loose the reservation fee (£500).
