    IrishJohn.......... just on the whole ground rent thing, sorry to Hijack the thread. I bought our house over 2 years ago now and I know there was something in the deeds about £6.50 ground rent (Think there is an old Fee farm grant on our house..... really old) Anyway. no one has approached us about it, solicitors mentioned it but never really gave us any details to pursue it further so haven't paid anything to date. any idea's on whether I should just leave it and wait for someone to come looking for it or should I go looking for them.... it's only about £6.50 and I do wonder if the company is even around any more!! any ideas??

    Happy to help - mine is £25 a year and they have written to me every October and April asking for £12.50. I ignore the October one and always pay the April one which has the brought forward charge on it. Freeholds can be sold as an asset so anyone could be your ground rent owner - I would just make sure you mentally set it aside every year and be ready to pay the lot if you get a demand from anyone. I would not bother trying to locate them to ask for an invoice.

    A lot off small ground rents are not collected at all .I know when I owned a house in BT7 it was never collected ,sometimes charities ask the for it but if it hasn't been collected they can only go back 7 years .

    Think I'll just sit on it then.... I'm nearly sure it was something like £6:50/year. Something really low. I'm in BT6 so will just wait and see then......
    Out of curiosity, has anyone looked into buying their leasehold?. Mine isn't a lease hold as such, pre-dates leaseholds (fee farm grant)
    Just wondering if it would be even worth doing???
  • update: I don't pay any ground rent. I've been on to the bank who mortgage is with to view deeds, I remember seeing old maps with in deeds at the solicitors when buying the house. Just waiting on call from bank to let me know they are in branch.

    Hi Warmhands,
    My groundrent is the same cost as yours, it is collected every year by McConnell Martin (or at least, they send me a letter telling me to pay it).
    I looked into purchasing it outright, but you need to pay 10 years of ground rent, then a £50 fee to the land registry and also get a solicitor involved to sign a form (adding to the costs). When the figure reached over £150 to do it I reckoned there was no point.
