I didn't think the two doors between kitchen and toilet applied anymore. Plenty of very nice properties don't have a bath only a shower. Also what would you plan to do with it after mortgaging as might as well start moving towards being nice as opposed to just habitable.0

The work to get it habitable is to get a mortgage on it so will be to a very basic requirment.
Once mortgage is approved we plan to sink 40-50k doing a full house refurb.
my only qualm is as it has no upstairs bathroom to either convert the smallest bedroom which sits above kitchen into a bathroom, thus reducing from 3 bed to 2 bedrooms, or refurb it with kitchen and bathroom both downstairs in a purpose built extension, keeping the 3 bedrooms.
We are a young family, myself, my wife and our 3 month old baby.

This is going to be a punt I am afraid as one surveyor may be comfortable with it, although the one who comes for the mortgage lender may not be happy.
Suitable security is always debated and appealed, although typically first impressions count.
Do not worry about the absolute detail, but make the entire house as desirable and functional as possible including bare minimum requirement of separate kitchen and bathroom areas.

My plan is to get hot running water, cold water, working toilet, shower and bathroom sink, all working, bathroom and kitchen separated by 2 doors.
The house has recently installed new electrics, plus working gas supply.0
