BR and my tenancy

I'm going BR next week and have a 2 year tenancy with belvoir Lettings

I'm 6 months into a £1000 a month rental and never missed a payment. Also after BR it will still be paid as I have a very good job.

Should I contact the landlord or letting agent as nothing will change during BR

We also have a garentor with the property due to my bad credit.

    You OR would normally have checked your tenancy agreement - it was one of the first things they asked for from me. If there is a BR clause in your tenancy agreement you will have to tell the agent/landlord. however, if you are a good tenant and not in arrears with your rent, most landlords would probably be happy for you to stay - especially as you have a guarantor.

    I told my LL from the off. He was OK with it. The problem I had, as Im sure most BR's have is getting a new rental agreement after BR. It was difficult, not impossible though. As you say you have a good job so you shouldnt find it impossible. Basically if you can pay the entire short term let up front, plus deposit etc, most but not all letting agents will take you on. Some wont due to some strange insurance rules. Or just general loathing of bankrupts. Who knows!

    I have read my agreement and there is no mention of if I go BR and having to mention it to the landlord
  • Same with me. I checked my tenancy agreement prior to BR and there was no mention of it, so I never told anyone.

    As far as I know the OR didn't contact the landlord either. All went smoothly - that was three years ago and I'm long gone discharged and still at the same property.
