FTB and I`m looking for the cheapest fixed and discount product over two years - cheapest including arrangement fees not added to mortgage.

Unfortunately with over 20,000 different mortgage products, it's extremely difficult unless you a a seasoned campaigner.
The best advice is to get yourself a good whole of market mortgage broker to help and guide you, before you make an expensive mistake.
