New build house - Builders finish?

Hi I am looking at an 1800 sq foot new build detatched house which comes finished as a "Builders finish".

You get 10k PC sum for kitchen and sanitary ware. This will probably do the kitchen and bathroom at a stretch?

Any ideas house much to finish a house roughly? Painting, tiling, flooring, curtains, blinds, ensuite, carpets?

Then onto wardrobes, bed, mattress, sofa etc?

Just trying to get an idea of what would need done to a builders finish.

    How long is a piece of string?

    Suggest measuring out the finishes room by room and applying the rates found in one of these books http://www.sponpress.com/pricebooks/ When you have finished that list out the furniture you require, curtains and all the rest (remember to include light fittings and miscellaneous ironmongery including mirrors, and then walk round a few shops that provide the style and price bracket you prefer.

    It is an impossible question, how much tiled, what price per sq.m? price of carpet, curtains etc.

    Thanks - guess I'm looking for a rough estimate.

    If I said £5k you would say no way. What if I said £10k?

    Example dimensions:


    Lounge...................18’0” x 11’11”
    Kitchen /Dining.... 23'4” x 14’0”

    Family Room........ 17’0” x 11’0”
    Utility Room......... 10’0” x 9’0”

    Master Bed (max)..... 17’0” x 11’0”

    Ensuite
    Bedroom 2 (max)......16’0” x 10’8”


    Bedroom 3............. 12’0” x 9’10”

    Bedroom 4 (max)......15’0” x 11’0”

    Bedroom 5............. 8’10” x 6’10”
    Bathroom...............9’10” x 9’9”

    So with 10k towards the kitchen, bathroom and fireplace... I assume will need to paint walls, wooden floor in lounge. Tiles in Kitchen/dining floor.
    I would want a good finish as we plan to stay in the house for a long time!

    Is the kitchen and bathroom installed? If not, you'll have real trouble raising a mortgage. If you need one. I'd expect a 100% rentention on this.

    Its a bit vague, we can't tell you what it may cost. You would have to do it yourself.
    E.g tiles vary from maybe £10 square meter to £100 +
    And wood flooring is similar, mine cost about £7 per square meter on sale but would normally have been £15. And I have seen it at £45.

    What kind of curtains, velvet costs way more than cotton, size of windows, blinds same thing, blackout blinds much more expensive than bamboo. etc etc.

    And you put you want a good finish, what is a 'good' finish?

    Ok I've worked out the sq m for each room using the dimensions above.

    Here is what you get included:

    PC Allowance towards kitchen,
    sanitary ware and fireplace (10k)
    • Gas fired central heating
    • Mains operated smoke alarms
    • Wired for security alarm
    • Moulded skirting boards and architraves
    • Entrance door with 3 point locking system
    • uPVC lockable double glazed windows
    • Panelled internal doors
    • Stainless steel door furniture
    • Sown front and rear gardens
    • Fenced rear gardens
    • Outside tap
    • Decorative gravel driveways

    I assume 10k would get you a decent kitchen fitted (with appliances?). Perhaps the bathroom fitted too.

    Here is what I can think of that would be needed to finish the house (before anything like Sofas, new beds, wardrobes, lights etc).

    Fitted Extra Costs (based on Spon's Builders price book)

    Flooring for lounge:
    Wrought hardwood t&g strip flooring; polished; including fillets m² 56.00 to 76.00
    20 sq m x 60 = £1200

    family room carpet:
    low loop tufted carpet m² 23.00 to 31.00
    15.5 x 25 = £390

    bathroom floor tiles:
    anti slip tiles m² 37.00 to 50.00
    9 sq m x 40 = £360

    ensuite tiles? £200

    Carpet in each bedroom:
    low loop tufted carpet m² 23.00 to 31.00
    17.5 x 25 = £440
    16 x 25 = £400
    11 x 25 = £275
    15.5 x 25 = £390

    Carpet for stairs?
    £200?

    Painted Walls & Ceilings:
    one mist and two coats emulsion paint m² 3.00 to 4.10
    ??

    So your talking £4k to carpet, and tile the house floors?
    Not sure how much it would cost to paint internal walls (and possibly ceilings?) of a 2000 sq ft house. £2k?

    Fireplace
    £1000 fitted?

    Am I even on the right track here?

    £1000 for a fireplace might not get you something "in keeping" with what might be expected in a 1800sq foot detached house.

    £200 wont pay for tiles for an en suite, if you're doing floor to ceiling. However, you're not obliged to tile the whole thing. We used waterproof panels in the showers in two of our en suites, and painted the rest of the room, one we used plastic "tongue in groove" type panels (that look like tiles but are easier kept) (teenagers room), and the other we tiled fully.

    Also, i dont really think any of those prices look to include fitting. Tiling isnt cheap and carpet laying can add up to a fair bit when you're doing most of a house.

    Appliances you should be able to price out via Currys website.

    What about outside? Garden sown out in grass?

    driveway? Whats on it?

    Also if you're looking at an "in the door" price, budget for a fill of oil

    Are you restricted to where you have to buy the kitchen, fireplace and bathrooms?

    If you're not running with curtains immediately, you'll certainly need some sort of blind coverings - verticals? Rollers? Probably budget another £1,000 there.

    Maybe another £1,000 for curtains? Not sure.

    You have to be careful with the PC Sums. When we looked last year at New Builds it usually meant that they would pay an amount of up to xxx towards that. You had to use their specific fitters, and it usually didn't include appliances.

    So if the PC Sum was 10K, and you would only use 6K they would (usually) not give you the difference in cash or via other Incentives. You might want to check if the PC Sum for kitchen can also be included for appliances, because I know that some of the builders we were in discussions with said that the Kitchen PC sum would not cover appliances. If that's the case you will also have to Budget for appliances.

    I believe you also didn't budget for Flooring and Wall Tiles in the Kitchen, and Wall tiles in the Bathroom/En Suite. Tiles can be bought cheaply, but a tiler will charge often much more then the tiles itself cost. Depending on the tiles it can cost between £25 and £50 per sqm for tiling.

    £2000 for Painting is probably realistic, but at that price you might have to provide the paint.

    Don't know the layout of the stairs/landing, but I think £200 might not be enough. We have small stairs/landing, and the carpet there was probably the most expensive flooring in the whole house. Remember that you want hard wearing on on the stairs, and even if the stairs are narrow you will have to buy the full width carpet. You might also want to Budget for underlay.

    And it might be handy to get an Alarm installed straight away, because who wants to live with the unsightly cables hanging out of the walls? Good Alarm can be installed for less then 1K.

    Don't know about your stair carpet.
    Mine was done last year with an offcut and proper underlay and including fitting was iirc £170.

    Why double glazing, why not triple? The extra cost is minimal when your talking about the amount your spending overall.

    To my knowledge external doors are priced with the furniture required so no extra money needed. But that is only my experience

    Probably bought by the builder in bulk, so they may not have an easy or cheap option to upgrade.
