neither residential nor buy to let mortgage

Hi Guys, new to forums so please be kind:) We have a problem which I'll try to describe quickly, we bought a large house together with my parents, basically 2 houses joined in middle, separate oil boilers, phone lines, electric meters, kitchens lounges etc., just 2 joining doors. Parents since died and got bigger mortgage to buy brother out of his share of inheritance. Friend stayed in other half of house having meals with us but sleeping there, she moved out and a single parent family friend moved in who is now paying some rent. Problem is we live here and also rent part of our house out, this seems to be against the rules of our normal mortgage but we are not buy to let either, we sit between both styles of mortgage, we don't want to get in trouble with our current provider by having tennants but we still live here!
Does anyone know of an open minded mortgage company who is happy with a cross between buy to let and normal residential interest and repayment mortgage? We don't want to just ask our current lender in case they kick off and tell us we are in breach of contract but we really want to "do the right thing" even if it means paying more interest akin to a buy to let. Thanks in advance for you advice!

Hi, yup both homes on same title deed, definitely have 2 kitchens, not sure difference between lodger and tenant? Didn't really want to have to legally separate as we have shared cess pit and our own water supply via bore hole and we may well want to use the whole place ourselves in the future. It does seem a pity as we must be a better risk living in the property than a buy to let? Santander is our present lender. We really don't wish to end up in breach of contract or blacklisted.

Do your tenants have a contract?

Hi, yes there is a contract and we informed our insurance company who upped the premiums understandably.
