Can a 70 year old get a mortgage?

Hi I am 34 and want to get a mortgage with a family friend who is 70 as I am unable to get the amount I need on my own. Is this even possible and if so how? Are there special people I need to talk too? I would like it over 25 years minimum.
Would leaving me enough in their will to pay off the mortgage act as a guarantee if they were to pass away as really this is the main reason why a 70 year old can't get a mortgage isn't it?

  • Wills can be changed very easily, so a lender is unlikley to accept that as a guarantee.

    So you want to take a 25 year loan that you cannot afford on your own out with a 70 year old friend?

    What happens if your co purchaser needs long term care eroding the estate?
