    To get a 95% mortgage these days you have to have a squeeky clean history.

    Not strictly true Brock. We do have a source where we may be able to place with slight bumps on the credit file.

    Our OP mentioned an arrangement to pay which would be outside of criteria.

    We were accepted for a 95% LTV directly with nationwide (save to buy). At the time of application I had several late payments on my credit report from 2008 and 2009. I had £1500 on a credit card at the time of application although I had just paid this off so was still showing at the time but wouldn't be afterwards, and my OH had £2500 still to pay on a loan with nationwide. We were well within affordability criteria, no overdraft usage for 2 years and the deposit was saved up over 2 years so slightly different circumstances but it's not all doom and gloom at 95% :)

    We've just had a decision in principle with Nationwide (Save to Buy and current account holder) for a 95% deposit borrowing £116k and Ive got 2 defaults from 2009 amounting to £750.

    I was surprised and soooo happy that we got the DIP, second viewing this afternoon and then we'll be putting in an offer :)
