Joint Mortgage - relationship breakup

In 2009 I bought a house with my then partner. We got a joint mortgage which neither of us have missed a payment on. In August last year we broke up and I moved out, eventually renting a room in a shared house, but also still keeping up my share of the mortgage payments. There is around £50k equity in the property. I have a couple of questions that I'd really like anyone to help me with.
1) She has no intention of moving out or selling the house but I would like my share of the equity so I can buy a flat. Legally how can I get that? She only works part time so is saying she won't be able to take on any more if we put my £25k on top of the £102k still owing.

2) I've just found out she has a new boyfriend who has stayed over a few times. If he (or anyone for that matter) moved in without my knowledge or consent, where do I stand on that? Do I have a say on anyone else moving into the house?

Basically all I want is my £25k so want to know how I can do that without getting courts involved but if I have to I will. I should also mention we have 2 children together who also live with her in the house. Obviously I don't want them put through any stress but as she refuses point blank to even discuss the house situation I'm not left with many options here. I'm struggling to pay my half of the mortgage and my rent so need the money to move on with my life.
