Does damp make it more difficult to get a mortgage?

I'm looking at fairly cheap properties on the basic of doing it up. Not major structural stuff, but fresh plaster, new bathroom etc. anyway, as I'm search come across a bunch on properties on right move that seems to have dampness on the walls etc (based simply on the pics), would going for these type of properties make it more difficult to get a mortgage?

If a mortgage is reqd, and along with it having at least basic utilities- yes it will.

Specalist D&t report (at the surveyors requirement for the mge lender, or your own if a cash pch and you're sensible), will reveal if it is damp (not condensation), the extent of the penetration, and if the property has been neglected for a while, whether the damp has turned into dry rot.

Word of advice, if there is any dry rot revealled from the report, walk away, it is hard and costly to eradicate, and the neighbours will have to be advised in case its spread to their property.

Others will be along with futher comment.

    Hope this helps

I'm confused. Yes it would get a mortgage assuming it also had basic utilities too or no it wouldn't?

    Two separate things.

The house must be habital in the first instance - which means functioning kitchen and bathroom, if this isn't in place, its a full retention as its unmortgageable in its current state.

The damp is an additional/secondary issue - if a D&T report is requested by the surveyor, and damp is found, you're again looking at a retention. the extent of the rentention and surveyor recommendations, will depend upon the findings and how bad the damp (dry and or wet), as revealled by the specalist report.

Does that answer your question ?
