    This is what are looking to do. I heard there are some 10 year fixes out there but I haven't investigated them yet so I don't know if they are good value. I feel after years of renting now is the time to buy.

    To consider your questions, you really need to have a strong LOCAL knowledge of the market.

    Generally however, it is best to buy at the earliest opportunity as generally, prices increase over time and will recover from any price correction.

    Again referring to locally, some areas still have some way to recover from 2007 peak, however others never dropped, they just plateaued and are now higher than the 2007 "average" peak.
