    I was speaking to one of the other tenants in the development. She pays £450 per month for a 4 bedroom end house. I googled rents in the area and stumbled across a document called: 'The Landlord Registration Scheme' of which all landlords in NI must be a member of from Feb 2014. There are fees associated with this registration. Is it possible that my landlord has passed these costs on to me? Also I have tried to contact the number he gave me all day to discuss this and guess what ? No answer ! I think my 2 kids and I may very well be homeless this time next week....

    landlord registration is £75 per year .You wont be homeless next week ,If the LL wants you out he has to go to court .

    BUT an existing tenancy, register within 12 months of the start of the Landlord Registration Scheme ie before 24 February 2015

    Why?

    If you stopped paying your rent now, it would take him two years to get you out of that house (we had a problem tenant in our rental and thats what the solicitor was telling us)

    That may be correct but the tenant might have a problem getting another rental in two years time with a bad track record

    I assume your rent is paid by standing order .if so the LL cant increase the rent unless YOU tell the bank to do so .
    Keep trying to contact the LL .If he dosent get his increase he will soon contact you .

  • I have read the letter again. It is dated 22 January and advises that my rent will be going up from 16 February. Should he not have to give me more time than that ? Also the phone number he advised me to contact belongs to a lady who works for his business partner. I think a letter might be better. At least that way I have proof I contacted him. I am going to contact my local CAB about the timing issue. Thanks for all your very sensible advise. I will let you know how I get on.

    How do you pay it? i wouldn't pay any more until you have talked to him he is trying it on big time.

  • I pay by standing order. I spoke to my local CAB. Due to the fact that I never signed another tenancy agreement the landlord can increase my rent any time he wants. The fact that I never received a rent book doesn't really matter. I would have to report him to environmental health who would follow it up but the CAB adviser said doing this can backfire and the landlord could evict me ! I'm a teeny bit stressed at the moment but am going to look at another long term rental tomorrow. Fingers crossed I get it !
