All done FC and went to see solicitor this afternoon and he has checked them through. :)

He said I can take out indemnity insurance to cover the missing building regs certificates. :T

Fingers crossed the buyers solicitor does not pick up on anything. Keeping my fingers crossed it's all systems go.

I am turning into artha, Mr TS wanted the laptop for quarter of hour earlier and I promptly fell asleep on sofa. I blame it on the stress. :o

    bless you....let's have a sherry :D

If they really want the house TS, they will buy it and take out indemnity insurance to cover any future problems. Sorry you are feeling bogged down with all of this and hope you can see light at the end of the tunnel.

I should have looked into the questions on the form ages ago TM, another thing I was putting off I don't like form filling. :o

And then I got myself worked up when I couldn't find things. Think the window key was worrying me too but that is sorted. :D

I have not been paying attention to this, due to RL concerns and not being a carnivore ... however, could the ever-helpful Elite explain this to me in oh-so-simple terms so that I can relay this information to someone who would like to take advantage of it?
    TIA:)
