    There have been over ten lenders for HTB - EL for months now. HTB - MG is relatively new, with recent lenders, but that is not what this thread is about.

    An experienced advisor would have obtained the reservation form from the builder and established there were cash incentives and this would have ruled out the likes of NatWest.

    Was NatWest used for any particul reasons, such as the need for an income stretch? Their HTB - EL products are not normally market leaders.

    Get advice from a more experienced newbuild broker if the broker is the reason for the case going to NatWest. If fees have been spent to get here, the broker should pay the new fees to the next lender, IMHO.

    What County is the house in. Some HTB Agents will not allow cash incentives either.
