it is quite possible for a mortgage to be refused after AIP.
Providing the valuation goes ok, the information given in the AIP is accurate and matches everything (income to payslips for example) then this will reduce the chances.I am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. Has the property been valued?
Every lender has different time frames depending on volumes of business but 2/3 weeks to offer is the norm.

hi the property is getting a survey this week0

It will also depend on the people involved in the whole process !. A few examples in my case as follows.
1. lender requesting utility bills etc... then a week later ask for wage slips & Bank statements. Then a week later to say they are waiting for the latter when they had already recieved them.
2. Lender takes payment for the survey and instructs ????? 10 days later they still had not contacted the estate agent for the keys to carry out the survey.
3. Survey carried out and i recieve my homebuyers report two days later :j . A time passes & i have not revieved my offer yet. I go on a golf holiday to portugal for a week stressing on a daily basis with each call home to find out still no offer !!. Return home bank hol weekend to make it even longer. speak to broker to find out lender not recieved valuation. Decides to call surveyor to be told OOPS sorry we have not sent it  .
Anyway the following day i recieved my offer, BUT it did take seven weeks from the time the full application went in.
I am completing on the 6th of July:beer: . So like i said at the beggining it depends on the people dealing with your case. Hope yours is a lot quicker and less stressfull.
Just off to sort out my new grey hairs...:rotfl: :rotfl: :rotfl: .0
