Independent legal advice needed

We've been accepted for a remortgage for 40,000 on a mortgage free hse of 300000. But HSBC said we need to get independent legal advice as my fatherinlaw and husband jointly own the property and fatherinlaw law ont be on mortgage as hell b over 75yrs. All others banks say to transfer of equity which I've looked into but because he resides in the property they'd be complications. HSBC r the only who will offer us a mortgage as long as the owners seek ila. Does anyone know a solicitor who'd do this. HSBC say it'll be difficult to find someone but there r some out there who will as had similar cases.
