  • Agreed that you need some proper advise however living in Married Quarters I would honestly say that it's easier just to get cleaners in.

    If you live near any kind of MOD establishment there will be companies specialising in full cleans. Usually for a fixed price.

    Agree with the comment above though some of the expected things you have to do are ridiculous, our double glazing has to be cleaned round the hinges etc, the ovens shine every wall needs to be wiped down (they like bleach) I'd rather just pay someone!!
    Can I ever learn this budgeting lark? So far it's not looking promising

  • We also signed to say we would have a professional clean at end of tenancy but did it ourselves. We asked the landlord whether that would be OK and he was quite happy. We also had a clause saying we had to have the chimney swept and carpets professionally cleaned. Did neither of these. We gave it a really good clean and spot cleaned the carpets.

    Cleaning it yourself is NOT the same as a professional clean. I would class myself as pretty house proud, but I'd never cleaned the hinges of my cupboard doors, or behind the radiators.

    Organising a professional clean yourself is much less hassle than arguing over the deposit.

    I've had to do many a "March out", most I cleaned myself, one or two I paid for professional cleaners to come in, I've also moved into properties that have been professionally cleaned, and judging from the state of them I'd be very surprised if they ever cleaned a hinge! It was always thoroughly scrubbed when I did it myself though, such was the fear of failing March out!

  • I agree, if you move it... Note down every flaw and take photos. I did this in the last property, and although I professionally cleaned I ended up with my whole deposit back because it was a state when I moved in!

    When they fitted the bathroom, and damaged the floor I took more photos and emailed them.

    The more you do this, the better x

    Now if you buy a house... Well I had the scrub this house when I moved in it was gross :(

    Our tenancy agreement stated pro cleaners, after I got some sky high quotes (one (for all but carpets) even told me their cleaners would travel by train so we would have to supply all cleaning things for them!) I approached my estate agent and asked if they minded me doing it myself with a rug doctor, they were happy that the LL wouldn't ask to see a receipt unless the conditions were unsatisfactory and advised me to go ahead with the DIY. Our LLs were 'label the kitchen shelves' levels of crazy and they were still happy with the conditions... but then we were model tenants and got on well with them, i'm sure if they'd wanted to be wotsits about it and needlessly enforce to the letter, then they could have.

    It can't hurt to ask, any reasonable person should be happy with the methods so long as the end result is good enough.

    A requirement for a professional clean is an unenforceable term of your tenancy agreement. But you can be required to clean to a professional standard. Difference being you don't have to pay someone else as long as you achieve the same result. House buying & renting board is full of advice along these lines. You need to clean it to the standard it was at when you moved in, less fair wear and tear. If your landlord wants to deduct from your deposit, he'll have to prove that you've not met that standard which means he'll need to rely on either the check-in inventory or his receipts from the previous "professional clean".
