General Mortgage Query refusal with no info

Hello all,

my wife and I are applying for a mortgage.

Our initial inquiry was with Tesco.

At stage one of affordability they put us to the underwriters as a referral.

When they called back to tell us we were knocked back the chap said he would run through the details again just to double check as my wife's overtime wasn't put down by mistake originally (I had just given basic salaries initially).
When the chap reran the calculation he said that it was now fine and it wasn't even re-referred.

I gave him all our other final details which took quite a while and at the decision stage it was referred again to the underwriter.

They called today and said that we have been declined as we don't meet their lending criteria and he said that the other chap shouldn't have re-run it through the system and apologised.

I asked why were were knocked back and he said they couldn't say, I asked if I could speak to an underwriter about the details and he said no.

I am now uncertain as to why we got a knock back (I don't think they even ran a credit search). I have checked affordability etc and the loan sum and monthly amount is quite low.

Having never used a broker before for past 3 mortgages which have all been 1st time successful, I wonder if I should now go down this route?

Any feedback appreciated.

    From declined Tesco clients we have seen, I am not even sure Tesco know why they were declined.

    I would have a chat with a broker, but first check your Experian, Equifax and Call Credit files just in case.

  • already have, don't see much on them not sure what to look for - no missed payments etc.

    It was almost as if because we didn't make the affordability criteria initially, that was it they would even give it a second look.

    Wonder if that's a fraud prevention thing ie, suddenly the income I have given them has gone up - how and why?! Obviously I have the documents from employers to back it up and it was a simple error.
