    Where are you based?

    You might want to consider joining up with another firm especially as you have a source of business.

    It would be easier to join their network then (if applicable) as they could sign you on as a trainee adviser with them.

    - Complete cemap (1)
    - Register with FCA (6)
    - Obtain DPL (changed the initials round) (3) & CCL (4)
    - Apply to networks / employer hoping to get taken and complete
    CAS ( proven to be quite difficult) (2)
    - Finally become self employed under a network (5)

    I have put them in the order i think it needs to be done.
    4 & 5 will only need to be done once you have CAS.
    6 my network did for me.

    You have a good way of generating business, when i started i started with literally nothing. Im paying the lower end of those rates you have mentioned so i suspect you should not have too many problems getting towards the lower end also. It will come down to the network and the amount of business you expect to write.

    Thanks ACG - Seems like you have done well, im hoping i can get to that stage :T

    If anyone can recommend any good networks that might take a newbie on board, that would be great, i dont know if it makes a difference but im based in the north west

    Just a couple of points.

    Firstly, obtaining CeMap will not make you a mortgage adviser, it will merely allow you a start in the industry. CeMAP is merely the first step of a very steep learning curve.

    Secondly, whilst I appreciate your full-on attitude, perhaps there is a simpler way of achieving CAS. Have you considered joining a national estate agent as there are plenty around and some may also employ you without full CeMAP? Let them provide training and CAS, and give it just a year to gain experience, learn lenders' idiosyncrasies, and make the inevitable mistakes at someone else expense. This way you can plan your "escape" and your own future whilst receiving a salary.

    "Let us see" - Thats a valid option, thats something i will look into in the next few days, there going to be a fair bit of distance from where i live, but definitely worth considering... Thank you
