Hi,i am hoping for an opinion from a suitably qualified person as to whether or not my wife and mines joint application for a new mortgage can be approved.
current situation house wise is, no missed mortgage payments ever(15 years)
current outstanding mortgage £63000 on a house worth about £92000
new house valued around £180/190000
will have £30-40000 deposit
total income £38500 wife £8500 and me £30000
monthly car payment £130 1 Year to run
credit card balance of £200
my wife has a late store card payment over 3 years old (squeaky clean apart from that) and
i however have 1 default which is over 4 years old for £217 on an old credit card and 2 late payments 4 years old on a loan.
I also was discharged from a scottish trust deed 18 months ago.
so can someone give me hope that even with my not so great but fairly historic credit past we might still manage to get what we want
THANKS

Hi, the trust deed is clearly the biggest barrier here.
Was it a full and final Trust Deed or did it run for 4-6 years prior to completing it 18 months ago?I am a Mortgage Broker

Hi,the trust deed ran for 3 years only(36 payments of£220) and all obligations on my behalf were met which then satisfied the debts leading to my discharge.0

Thanks, then I assume there were more defaults when you entered the Trust Deed?
Have you got your Experian, Equifax and/or Call Credit reports?
The content of these will be critical, as will your recent bank account conduct on a full underwrite.I am a Mortgage Broker

yes there were 2 more defaults which have since fell off my credit file as they existed before i entered the trust deed
I recently viewed my experian file which has the correct and same info as the OP0 -
I have a joint account with my wife as well as a savings acc which are managed very well0

I think there is hope, but the Trust Deed on file and the value you are looking at are the biggest barriers.
A few of the sub prime lenders also do not lend in Scotland, assuming you are still living there of course.
Would try a broker with this or maybe a smaller, local Building Society..
Good luckI am a Mortgage Broker
