Right okay... Might hold fire with the bank and speak to a broker. Need to get it right from the offset. If we do fail on a credit check would we have to wait a while before we can try again?

No not at all, its not a 1 strike rule. The key is to making sure you get the best deal without doing loads of credit searches. That does not mean you cant make 3 applications and get declined by the first 2 and accepted by the third but it does nobody any favours doing 3 applications.
If you get declined, then you try another lender. But my theory with every mortgage i do, is to lay good foundations. If there is anything out of the ordinary i discuss it with the lender before doing anything with it. That's some great advice thank you ACG, very helpful. I was worrying that if one was declined I may have to wait a year for it to drop of my report. Booked to see a broker next week, and based around how that goes will depend if I should go to barclays too. Will take in my credit reports with me I think. Will talk to them about it first though before any credit checks.
