Mortgage first time buyer

What should I be looking for when chosing who I want to take my mortgage out with? some say cost, some say reputation, some say a high street lender and you get the picture. If you have a mortgage what made you take it with that particular company? Also do you have any regrets? i.e. good rate but it then went up or sold by service but then the only service was bad service? Your thoughts and experiences should help me chose. Thanks

We went with Natwest on our last house, because my husband was employed by RBS at the time.
On our current house, we've used Halifax, because we were told they are one of the quickest to put through a mortgage. They didn't ask us for any paperwork (except the usual forms to sign), and it was mostly done over the phone and via email.

If I'd had time to properly shop around, I'd probably have gone to an all market mortgage broker, though, as I suspect that is how to get the best rates.

I've always used a mortgage broker. I've been lucky with the ones I have had, they are worth their weight in gold.

When im talking to clients i ask them what is important.
Do they want the cheapest, would they be happy to pay a little bit more if it meant the mortgage was processed quicker with less pedantic underwriters.

It comes down to you and your circumstances. Its very rare you will get the cheapest rate and the quickest service as everyone wants the cheapest, sometimes its a case of balancing out what you want. For me, i would want a decent rate (not necessarily the cheapest) with a lender who will make the process as straightforward as possible.

Ive been quite lucky as i deal with lenders day in day out, we get to understand who are the better lenders and who you would not use if your life depended on it. One lender in particular (Accord who are part of YBS) i would rather lose the business than deal with them.

Dave Ham - You state you're a mortgage adviser? I wonder how busy you are when you dismiss clients questions. Ironically you waste your own time by posting a completely useless answer. Guessing its a quiet time of year...

Tena - you do realise none of us get paid for posting on here?

Your posts display a very similar style to post-builders waiting to achieve their ten posts before they start spamming the board.

If you are going to stick around and help people, as well as seek answers to your questions, you'll be welcome.

I certainly realise that. My view is that this is a forum, of which my understanding is that I post a question of my desire and if you have an answer to my question then you kindly and most welcomly reply? not sure why anyone would reply with anything but? Just a kind request to help answer my question rather than query the question... Would be far more helpful as you say yourself. I maybe new but it seems bizarre to query a query lol.

Not sure what the spamming issue is about, I guess you'll have to let me get my 10 posts and see? Assumptions can be your own worst enemy.

Over the time I've been here, I've seen many new members arrive and start several threads on various boards. Often, they ask similar general questions which don't appear to be related to something the member is experiencing through something they are undertaking.

For example, you get threads asking what XYZ lender will do in certain circumstances, because the member is in that situation.

The ones asking less specific questions not given a frame of reference tend to get rid of their "newbie" tag, then get down to their intended task of trying to sell something. That's post building to spam the board.

    Joining and asking about;-

how to choose a mortgage lender
how to choose a savings provider
    how to choose a bank
how do you get insurance claims data
how do you get savings rate data

    just looks like pre-spam post-building.

If tomorrow, you post about your website which helps people find the best savings, insurance and mortgage rates, you will be guilty of the spam mentioned.

Like I said, if you're not doing that, great and welcome aboard. It's always nice when people arrive for help and then they stick around to help others.

  • Has to be .......... Cost

What does it matter if its a high street BS, or they have a "good reputation"

I choose my mortgage company as a broker said he could get me a motgage with them, only trouble was I had done my homework:D and could get my mortgage from them about 60.00 a month cheaper than he was quoting me.:T

So not only did I save on his fee of 1%,:p but I am also up 60.00 a month just cause I had the gumption to go it alone.

If you are considering going it alone, make sure you have nerves of steel !!!!!:eek::eek: it is definatly NOT recommended for the faint hearted.
Looking forward to the day I have nothing left to list on eBay
