    Most people who want to buy a house and have the wherewithal to do so just get on with it.

    You are a walking example of what can go wrong when trying to over complicate a simple process. If you can't afford to buy until a correction fair enough but if you simply can't bear buying because prices might subsequently fall then landlords, for a fee, can take that worry away.

    26% average across the UK. There's a lot of ground to make up after 7 years of stagnation.

    You've spoilt it!

    Barratts, Persimmon, Bovis, Redrow, and Taylor Wimpey were all trying to keep their "50% off December Sale" secret.

    Still won't be enough for macaque to buy, though. He wants 70% off. This might not happen until January 2015 when they have a blue cross event with 40% off the sale price.

    Ultimately I agree with you, though will it happen this year? My post was for a 10%+ rise in London and minimal everywhere else. It is all dependant on what the Bank of England does or can do. Eventually the real problems in the banks will be exposed and then lending will collapse. They are all on the edge of insolvency and have only be kept solvent by magical accounting and several hundred billion of additional liquidity from the Bank of England. Anyone who mentions affordability is ignoring the fact that interest rates are abnormally 400 year lows. The real question is when this house of cards collapses? The only saving grace is that you will need to live somewhere no matter what.
    It's really easy to default to cynicism these days, since you are almost always certain to be right.

    In that case I better revise my estimate to -75% by Christmas 2014, I hadn't factored in the fact that the banks are all secretly insolvent into my calculations.
