The company is currently making 5 x my wifes salery but at the same time, I don't see why I should need to demonstrate that - my employer won't need to do that for my wage.

But your employer isn't trying to get a joint mortgage with you.

Your employer is not owned by you, your wife or a close family member - thats the difference.

If the company was owned by your wife it would have to show between 1-3 years accounts (depending on the lender). So any lender is going to question whether this is a ploy to get round that or not, you say not but a lender doesnt know you from adam so its a case of trying to overcome that.

As I said, I see what you're saying, and it makes sense from a mortgage lenders perspective.
  • Have tried researching this for most of today but can't really find anything concrete one way or the other so I've just sent a rather lengthy email to my mortgage advisor, containing all the facts, to see what she thinks.

We are due to view the house we want on Saturday and the last thing I want to do is fall for the house and make an offer if this isn't going to be possible.

Forgive my bluntness, but why are you on here asking about this?

Wasn't this advisor able to cover these issues to your satisfaction before?

If you were my client, I'd have had this squared away and an agreement in principle in a day, or less. How long has your association with this advisor lasted?

Please tell us this isn't an advisor for a national estate agency chain?

Hi Kingstreet. Reading between the lines, are you saying this should be possible?

I used the mortgage advisor to buy my last house and she was brilliant, however, I've not had chance to meet up with her over Christmas so still waiting to get a meeting with her.

Definitely not an estate agent mortgage advisor.

I don't know if it's feasible. I'd want longer and more information before I committed myself.

Glad to hear it's a proper broker and not a limited panel EA drone.

FWIW it's poor to have clients hanging on for answers for stuff like this over Christmas. If I saw one of my clients posting on here for basic reassurance, I'd be mortified.

The one thing we can offer, above anything else, is personal contact and accessibility. We would have loved the thick end of two weeks off, but we'll probably manage about three days in total and that's only because clients actually stopped contacting us...

If we behave like a lender, we can expect to be treated like one and people will go direct.

If only I was buying in Stafford eh? (My family actually live in Stafford...was there on Sunday).

I do agree it's a bit bad the mortgage advisor being closed for two weeks but not much I can really do about it :(

The company hasn't yet submitted accounts to companies house as the year end was 22nd November so accounts aren't due for quite a while yet.

A Company can prepare and file accounts whenever it wishes.

    2 weeks!!!
I was answering emails on boxing day and dealing with clients/lenders until around 12.30 today.

Im with kingstreet in that i would hate to see any of my clients on here as it means i have not done a great job. But at the same time i suppose if they were on holiday before the process started and your aware of that then they can be excused, especially if they were not aware of everything when you did speak originally.

  • I think we're just going to have to view the house and make an offer if we like it in the hope that the mortgage advisor can do her magic :)
