remortgage advice please

Hi folks,

My 2 yr tracker with Santander comes to end in a few days and they'e offering me 4.49% (plus £499 fee) for either another 2 yr tracker or 2 yr fixed rate. This will put my monthly payments up by approx £40/month.

Can anyone recommend anything better? I was told to try and get a 5 yr fixed rate if available at the same rate that I was previously on which was 3.99%.

The current 2 yr tracker ends on 29th of this month so I take it I would go onto a variable rate until I find a new product?

Any advise would really be appreciated.

    Do you want to remortgage, or stay with the same lender and get a customer retention product?

    If the former, what's the loan to value?

    You go on to the "follow-on" rate for your product, which can be found by reviewing your key facts illustration, mortgage offer or asking your lender. We can speculate, but not give a reliable answer...
