Hi looking for some advice. I am a first time buyer looking to buy a house. We have seen a house we like for 110k however has electric heating and no drive. If say we offered 90k for house and they accpeted could you get a mortgage for 95k to cover getting gch installed and drive? We currently have 5% deposit and working on saving 2k for fees.

    No, you can't. If they accept your offer of 90k then after your 5% deposit of 4.5k you would get a mortgage for 85.5k.
