help please: <60% LTV but we have lodger and I work from home

We've previously paid off two mortgages with YBS but they won't give us a mortgage for the house we want to buy because we have a lodger (YBS has a no lodgers rule) and because I work from home and will have two or three people coming to the house for an hour a week.
Any advice on where we could get the best fixed rate over 4 or 5 years please?
