Also on a side note - this is something i would be checking with a client but if you have 2 parts to your mortgage and now you are thinking about a third, is there something you need to think about? Borrowing more and more can only go on for so long. I dont necessarily want an answer, im just making a point for you to think about to decide if there is an issue or not.

I only have two parts because I upgraded to a house from a flat and had to port the mortgage over. I'm looking to borrow some more for some redecoration etc.

Thanks for all your replies, I didn't think that they wouldn't necessarily offer the rates I currently have but could give a new rate altogether. I'll call them tomorrow!

Having built an extension 2 years ago MY lender wanted the plans, building regs, council planning approval etc
They visited the site while building work was being done and afterwards!!!!
Yes an extension may add value but with 85% LTV you may struggle
