Mortgage reassurance please...!??!

This is the first time Ive gone through the house buying process, and despite some reassurance from relatives and friends who have done it themselves, I am still a little dubious.
My mortgage broker is progressing with the application, and I have paid the mortgage arrangement fee as well as having a letter from my lender saying they've instructed a valuation on the property. Can I go forth with festive cheer that I have a relatively safe mortgage application? I understand that there is always the potential for a last minute glitch, but this aside, am I ok??!!:rudolf::rudolf::rudolf::snow_laug:xmastree::xmassign:

Because of all the horror stories I hear of things falling through, I would say dont celebrate too much until you have keys in hand.
Chances are, everything will be fine, but I wouldnt want to tempt fate.
I didnt relax until I had the keys! then I knew I was able to celebrate!

Why have you gone with Coventry?
I dont mean that in a negative way but they are not one of the cheapest or most reliable of lenders. I can only assume you have something quirky to overcome?
My understanding is that they underwrite it and then instruct the valuation - if that is correct then i would be fairly confident it will be going through, no guarantees but i would crack on and enjoy xmas. If they have instructed the valuation whilst they underwrite then i would probably not be assuming its a done deal.
To be honest, whether it goes through or not its out of your hands - just put it to the back of your mind and enjoy Christmas.
