Will i be able to get a mortgage ?

Im a first time buyer with ok credit and no debt what so ever.
My girlfriend is a homeowner with awful credit and in debt management.
we need bigger house so want to move we are thinking i apply with my name alone with the 5 % + deposit she sells hers and we move in to new home.
But can i use her earnings for my application ?
i can show it going into my bank accounts so is it part of my income.?

You cannot take her income into account.
If the deposit is coming from her sale, you'll also have problems as the donor will be living in the property but not party to the mortgage/ownership.I am a mortgage broker. Just hearing that people with dmp have and can get a mortgage.
I have also just come back from a broker who says the same as long as credit rating is rebuilt enough and we have the 10 % which we pretty much have depending what we go for.. i can get around 85 on my own or 150 with my partner....0 -

That's news to me. An unsettled DMP is a most certain decline.

Yes they can get a mortgage, but not a chance at 95%!
