Mortgage Valuation

Speculatively looking at a pub conversion at the moment (ground floor pub is operational but would be closed and sold with vacant possession). It has a self contained accommodation (Liveable) on the upper floors and planning to convert ground to residential (which I would intend to use it for). The question is how will the mortgage company value the property? Self contained accommodation only or as a whole?
Thanks in advance

How is ANYONE on here going to know the value of this property based on the information you have provided?"Dream World" by The B Sharps....describes a lot of the posts in the Loans and Mortgage sections !!!0 -
Apologies for the confusion. Will they value based on the self contained accommodation only or as a whole?0

Are there any lenders that would lend on a property above a pub?
I'd be surprised.0 -

The pub would be closed and the whole property sold and converted to residential. Intention is to live in the accommodation on the upper floors until conversion is complete.0 -
