I need help getting my ex off my mortgage

OK. You will need the lenders consent to get your ex off the mortgage, and they will only give that if they are satisfied that you can afford the mortgage yourself. Technically this will be a remortgage, and any transfer of the house into your sole name is effectively a 'sale' by [you+ex] to [you]
Your current lender may be more willing than a new lender to give you a mortgage in your own name as they will have their own records showing that you have paid the mortgage in full for the past 5 years.
Your Ex will need to agree for the house to be transferred to you, and be willing to sign all necessary paperwork etc, inlcuding providing proofs of ID and address.
She would not automatically be entitled to 50% of the equity but she would be entitled to something - presumably there was some equity when you bought the house?
If she won't cooperate then ultimately you could apply to the court for a declaration of trust (determining what share in the proeprty you ach have) and then for an order for sale with a view to you buying the proeprty from the two of you. Costs would probably be around £7-£10K if you go down that route, if it is fully contested. If you got an order and she did not comply with it it is ultimately possible to have paperwork signed by a Judge, instesad of by your ex, but it's a long process.
In the first instance I suggest you talk to your lender, and to a mortgage advisor, to see whether you could get her name off, and then look at numbers (value of the house, amount by which you have reduced the capital on the mortgage and then go to her with a proposal taking those numbers into account.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0
