Ftb buyer looking to use htb can I take the htb 20% and put 10% or more towards mortgage myself or is it capped at 25% combined?

It is not capped.
As long as you borrow at least 25% of the price of the property, you can put down as much deposit as you like, as long as it's more than 5%.
The HCA Calculator works on a max of 4.5x income, based on a rate of 4.8% and allows a household debt to income ratio of upto 45%.
