Conveyancers have screwed up

We are in the final two weeks before we're due to complete on a property. After much nagging, we've finally got some paperwork through from our conveyancer. Unfortunately, half of it is for a property we have no knowledge of about 100 miles away! I've waded through over 250 pages of legal docs including TP1, Deeds and Titles, Plans and Permissions - only to find 50% of it isn't ours.

I'm ringing them first thing, but am worried sick that we'll now miss the planned exchange/completion date. It would be massively problematic for us as we have to be out of our rental by the end of the month, and also we had to pay a deposit to secure the property we're buying - we'll lose that and possibly the property itself if we miss the deadline.

I'd imagine there are also data protection breaches here too.

Has anyone any useful advice?

    Didn't want to read and run esp as you were posting in the early hours hours and everything can seem much worse then, and to offer the reassurance that as yet you've no reason to think they haven't just mixed up 2 piles of paper. So could be they are just disorganised, not great but not in itself disastrous. Fingers crossed this is the case. Sounds like you're very thorough which will really help. Good luck.
  • Phone them, remind them that you can not afford mistakes as you will be homeless and they will be paying for a hotel and your stuff to be in storage after 31st Dec.
    Do it nicely, but in a patronising, I pay you to take the hassle out, I could do it myself, but I didn't need the stress, and you are giving me more worry that if I did it myself, type way.

    I would most certainly be giving them a gentle push at this stage but as the date gets closer the push would get harder... After the date I would go for the jugular...

    I've spoken with our case handler's colleague, and underlined the seriousness of breaching data protection. If we have someone else's details, then they may also have ours. I think that bothered them more than making us late for our move.

    There are lots of comments about them on the forums, and they represented my buyer on the flat sale. They took ages and kept asking for the same things we already sent them.

    Wahey - good for you letting them have it, but I would not expect a dramatic improvement in service from here on in... Sorry

  • I would write to them, referencing the telephone call and asking that they send you the correct documentation and also that they check whether your information has been compromised.

    Tell them that you are very concerned at the breach of confidentiality and also at the risk of further delay. make it clear you are not happy with the service they are providing.

    I agree with Dave Ham - I would not hold my breath for any improvement in service. I would follow up with a letter as it's harder to ignore than a phone call. Keep a copy.
