Next door's Spruce tree

Hiya,
Just looking for some advice, I have just brought a house and there is a massive spruce type tree at the end of the garden.
It is so close to the fence that i thought it was in our garden but on further inspection it is on their side.
The tree has taken out the small wire fence and spread about 5 or 6 feet into our garden. It is as high as the bottom edge of the roof.
I know the rules about over hanging branches but this seems different, as it is the wide base and upwards that is in our garden.
The property is tenented, and not in a good state of repair so I don't know the owner and they don't seem to care about the property.
If I cut down everything overhanging into our garden then the tree would become very unstable.
Does asnyone know what my options are?

If it becomes unstable then you will be liable for any remedial work so be very careful how you approach this. It may be a pain and take some time but you really do need to open a dialogue with the other property's owner.0

Go to the Land Registry and find out who owns the property; then write to them.
Costs about £3 for the deeds.If you've have not made a mistake, you've made nothing0 -
