Newbuy mortgages with part exchange

Hi
I was wondering if anyone knew how good your credit file has to be to be accepted for a 95% newbuy mortgage?
I would pass on affordability but on checking credit reports my report comes back as good and my partner fair.
Is it also more beneficial to apply directly i.e in person at the Halifax or more beneficial through an advisor?
