tax return question regarding property.

Hello all.
I have a tax return question regarding my mother and I dont want to advise her incorrectly.
For some years my mother has been renting out her house and living elsewhere due to location.
My question is can she off set the property she rents from others against the rent she receives from the property she rents out?
As I see it she can only recieve her income from her property if she lives elsewhere.
If the answer is yes can she backdate this as she has never claimed this cost /expense on her tax return.

  • no, she can't offset it. because the rent on the property she lives in doesn't count as an expense of the business of letting the property she owns. (for this reason, it is more tax-efficient to live in your own property.)
