Self cert mortgage

Will I have any problems gettiting a mortgage? Heres the deal

Currently have 13 yrs left on current mortgage. Just reserved a plot on a new build. Done a part ex on our property and after fee's etc should have in the region of 40k to put towards to house. Looking to get a mortgage of about 160k.

Right now our money finances:

Wife earns 16k per yr, I've been self employed for the last 3 years. Last 2 years i've earn'd 15k. Now i only work 3 days a week but if i up that to 5 or 6 i will hit 20/25k a year. So i was planning to self cert for around that figure. Are credit rating is A2 we've been told so that aint no problem. Will we get any problems or should things be straight forward.

    You may not need to self cert

    There may be high street lenders that could look at this for you, based on the fact you have £40k to put down.

    BUt it will depend entirley on your whole scenario, including things like do you have any other debts in the background and what your credit history is like

    well there are other debts (loans 8k) but this will be paid off with the money we get from selling the house (got more than we thought). As for credit history it has all been fine never missed a payment on anything any loans etc that we have had have always been paid off early.

    back to topic tho...

    What kind of paper work would i have to hand in when i self cert for 20/25k. As like i said my books only show 15k for last 2 years. And I do all my own book-keeping so no accountant to back me up. When we swapped mortgage 2 years ago we had no problem I just self certed for 18k and that was it. No paperwork proof was ever shown. Just dont wanna find that we'll have a problem and loose this house.
