buying from 'quick house sale' firm

Please can anyone advise whether there may be any problems obtaining a mortgage from a house being sold from a 'quick house sale' firm. We have had an offer accepted, but the estate agent says some companies won't offer a mortgage on it?

If they have owned it for less than 6 months there will be some lenders unwilling to do it. Also an increased sale price will raise concerns.
Declare everything up front to the lender before parting with any fees. Get a copy of the land registry documents showing ownership before doing anything.
