Transferring Freehold

My parents and I live in separate properties. We used to live together in a house which we converted into two flats over ten years ago, which we now rent out.
My parents are the freeholders of our old home and I am the leaseholder. Parents want to transfer the freehold over to me with minimal fuss and no money. What is the process? Are there implications if no money is involved? eg Is it seen as gifting?
