    This is set out at the time of quote and it's up to the client to decide whether to accept them or not.

    Your buyer has chosen to go with the solicitor and not to pay these extra fees. It's not the solicitor's fault if the client has agreed the T&Cs.

    I agree with others: 5 weeks is not long in the process and you seem to be worrying yourself unnecessarily at this stage.


    We are using an online conveyancer and there are no extra fees we made absolutely sure having read reviews on here - I'm struggling to understand why the solicitor would charge extra to complete the next day. Is there any extra work involved? What is this extra charge for?

    The extra charge is for accelerating from snail pace, to tortoise speed.

    It's a bit like buying car insurance via a comparison site. The best price is normally stripped of anything which used to be part of the standard cover.

    Online conveyancing is the same, on the whole. Headline fee looks ridiculously cheap, but anything and everything "non-standard" results in additional fees.

    You should (when buying) check that "acting for mortgage lender" and "completion of SDLT form" are part of your headline fee and not chargeable extras.

    We didn't go with the cheapest online conveyancer and we got everything in writing having listened carefully to all the advice online.

    We are only selling at this stage.

    Yes. The costs of selling are usually just the fee and office copy entries. There may be no additional fees.

    It's buying where they become an issue and do not affect you, as I intimated. However, there will be people reading this thread who are buying now and it's important to ensure they get the full story.
