Cheap way to fund property short term?

Im interested in purchasing a property I have found. This would be my second property, the first is owned out right. I would want to move in to the new property and would rent out my current one.
Some background. I am about to inherit, once the estate is sorted, I will have more than sufficient funds to pay for the new purchase out right.
Whats the cheapest way to fund the purchase short term? I have a 30k deposit available and the new house price around 140k.
Would I be able to apply for a mortgage with no early repayment charge say over 15 years, then repay within the next 12 months?

there are a few options, offset might be worth a look, just keep the facility open so you can have access to cheap money0
