Fast Track Mortgages / Mortgage Advice

Hi,
I was wondering if anyone can give me any advice on fast track mortgages / mortgages please?
I am looking to sell my flat in the next couple of months. I am hoping to make about £30,000 profit after paying off my current mortgage and all my loans, credit cards, store cards and overdrafts. I have just finished university and through one of my placements got offered a temporary part time job with them 3days/wk, plus I still have my old job 2days/wk so technically I am working full time. As my new job is temporary the financial advisor I spoke to recently advised me I could go for a fast track mortgage, but I don't really know anything about them at all.
Also, I am thinking of moving to a new area so I have been considering selling my flat and just renting for 6 months or so in the new area to ensure I like it first before living there. I am not sure if it is advisable to come off the property ladder, but with having profit this should help me when trying to buy again? Can anyone please advise? If I were to do this, where would be the best place to save/invest the money?
If anyone can please help this would be greatly appreciated.
