broker appt tonight

i have appt tonight to discuss my remortgage options, however this is my first house and i am unsure of the process how it works and what i should be asking.
my current mortgage is down to 91k, the estate agents valued my house at 128k, however the bank think its only worth 102k
the reason i am remortgaging is to lower my payments and release 10k of equity, which if my house is worth 102k will be fine to do.
is there anything i should be looking to ask.
ideally im looking for the new mortgage provider to pay all legal fees and survey costs, but from what i can see online this is a bit of a given at the moment.

EA valuation is not reliable.
If your house is worth £102k and your existing mortgage is £91k you will not be able to remortgage as you do not have enough equity.
You need a higher value. Be careful committing to paying fees. You could end up spending money to get nowhere. I suggest a fee-free remortgage product and no payment to broker until case completes.I am a mortgage broker.
