    What is the 43 Firms on HSBC's panel list ?

    Should we drop our bank and go somewhere else as it sounds like it might make things a lot smoother and quicker.

    We're considering using "davies and partners" But can not tell if they are on the HSBC list. I guess we will just have to call them. But would be nice to know and read reviews before contacting them.

    Why do they all have these hidden costs and pressure sells. Hate cheating, dishonest and sneaky people like this. Makes me stressed and upset. I understand they have to make money, but if they are any good, they wont need to hide anything and I'm sure would then get more money.

    Can anyone advise the best lawyer / Conveyancers that will be accepted by HSBC and make a smooth purchase ?

    Not even had time to think about the rest of the stuff, stamp duties, survivors, insurance, whatever else. I'm hoping the lawyers will advise us how to take the next steps.

    Of the many, many Estate Agents I deal with day to day; I find Connells the hardest work.

    Many Estate Agents are dogged and determined at selling their services, although Connells take this to a new level. They may take this as a compliment, but certainly not meant that way.

    Honestly, you're overthinking and overcomplicating this. You are frustrated because you are not understanding what we are explaining to you.

    First, read this:

    Initially HSBC only had 43 panel members. About 39 of these were in England if I recall rightly. They represented both the [EDIT] [STRIKE]seller[/STRIKE] buyer and the lender for a fixed fee and you didn't have to pay any extra fees.

    CW were one of those panel members.

    You could choose a different solicitor for your own conveyancing and pay £192 (or whatever it was) for a panel member - usually CW - to do the HSBC legal work.

    THOSE DAYS ARE NOW DIFFERENT.

    All solicitors with the Law Society's CQS accreditation scheme are now accepted by HSBC onto their panel. 18 months ago there were over 1,400 firms with CQS. There will be a lot more now.

    If you instruct a solicitor with the CQS mark then they will automatically be on the panel, though it's always worth double checking the position with them when you ring up to enquire about using them. They don't have to give you the same fixed fee as the others, but you still don't have to pay another solicitor to act for HSBC.

    Only if you choose not to go with one of the probably 2,000 firms who are now on the panel, will a separate solicitor need to act for HSBC.

    This is the same for all lenders - they have a panel of conveyancers who can act for them at the same time as for the seller.

    It doesn't appear as though they are CQS accredited but just ring them tomorrow morning, ask for someone in the residential conveyancing department and ask them if they are on HSBC's panel. They may be on the panel separately.

    If they tell you that they are not on the panel and you still want to use them then you'll need to pay an extra fee in order for HSBC to instruct its own solicitor.

    If you want to find another conveyancer then ask friends and colleagues who they'd recommend.

    You should use solicitors that are local to you. Ask them if they are on the HSBC panel. There is no way that a solicitor would not know if they are or are not on the panel. Small firms usually are not.

    Any other bank you go to will ask you to use solicitors from their panel, so you are not going to skip this hurdle.

    All the solicitors I've approached said they were on the panels of all lenders I was interested in- again usually only very small firms are not.

    You need to make sure you feel comfortable with your solicitor, he returns your calls etc. Sometimes it is worth to pay a bit extra for good service.
