    But information relating to any Covenants will not be detailed in the online file - that's where the original documents are needed when selling and the solicitor \ buyer may need to look at any restrictions in place.. So may need to still provide these originals down the line...

    Restrictive covenants would normally appear on the registered title so not too sure why you would suggest that they would not be detailed?
    And where they are then the deed(s) in which they were contained would either be scanned and stored electronically or the relevant extract set out on the register itself.
    A buyer/soliciotr would be relying on the registered information in the vast majority of cases

    In which case, after recently completing my Transfer of Equity, the pdf provided by my solicitor says:

    under 'C: Charges Register'

    1. (12.05.2011) A Conveyance on the land in this title [Date , Builder, Building society & original buyers] contains restrictive covenants.

    Note 1:- Copy Filed.

    But no information is showing, was previously told by my solicitor (when buying) to keep the deeds safe as that information is not acutally held on file (originally bought may 2011, ToE about 2 months ago)...

    The reference to Copy Filed in the Note should mean that we have a scanned copy on record and you can obtain a copy by post using form OC2 - see our online FAQ as to how to do this. There is a fee (£11) though so may be worth checking further before requesting a copy.

    If your solicitor has advised that there is no record on file then I would have expected to see an amended Note to reflect this or for us to have asked for a copy of the deed you have been 'keeping safe' to update our records.

    When supplying the pdf of the title did it not include a copy of the deed mentioned? And if not then what were the actual words of explanation?

    If you want a definitive answer from us about the specific property then it might be prudent to Contact Us with the title details and ask if we have a copy of the deed on file - we can check the title records and then advise but it keeps the property details private
