Advice needed - Single Mortgage Applicant with Lodger

I have a mortgage on a property with my ex that we can't sell due to negative equity, he still loves there i have moved out. I am now with a new partner who has equity in a property that he is looking to sell.

I'm wondering if (because I am already on my own mortgage) if there is any schemes where mortgage company's will take on a single application but take into consideration my contribution as a lodger (as such) to fund a mortgage or are we stuck renting until i can sell my property? I know my new partner put a large deposit down on his property and has added value to it but i'm not sure the actual numbers at the moment.

My ex is unable to apply for single occupancy as the mortgage company won't allow it (even though he is currently affording to live there)

Any advice would be greatly received.
